Bloomington, Indiana Neighborhood Guide

Southside Bloomington Homes Near Bloomington Country Club & Clear Creek Trail

I'm Lavinia Chudy, a realtor with Century 21 Scheetz in Bloomington, Indiana, and I live on the south side. This guide covers the homes and neighborhoods around Bloomington Country Club, Clear Creek Trail and the Southwest Library. It's for anyone buying or selling here, whether you're buying your first home, moving to Bloomington, moving up or downsizing.

Where is Southside Bloomington?

When I say Southside Bloomington, I mean the south and southwest side of the city, roughly around Country Club Drive, South Rogers Street, Gordon Pike and Tapp Road. It isn't one neighborhood. It's a group of separate neighborhoods and subdivisions, including Eagle View, Willow Creek and the Highlands, and each has its own streets, home styles and rules.

What it's like to live here

Where I live, it's quiet and close to the golf course, and there are always people out walking their dogs. You can get to every part of town easily. The Highlands is a fun example of the community here: I went trick-or-treating there this year and it was full of people from all over the city.

Congratulations as well to my clients who just went under contract on a home in the Highlands!

Getting around: the Southwest Library roundabout and I-69

The road work near the Southwest Library has made a big difference. The new roundabout by Batchelor Middle School and the library is beautiful, and you can get onto I-69 quickly. Monroe County's Fullerton Pike Phase III project, which opened September 26, 2025, connected Gordon Pike to Fullerton Pike with a new bridge and added a multi-use path, creating a direct east-west route to I-69 on the south side. Tapp Road (exit 116) is another nearby way on and off the highway.

Downtown and Indiana University are a short drive north on Rogers Street and Walnut Street. For context, Monroe County's average commute is about 19.6 minutes (U.S. Census Bureau QuickFacts, ACS 2020–2024). That's a countywide number, so your drive will depend on your street.

Parks, trails, golf and the library

Clear Creek Trail is one of the best things about this side of town. The City of Bloomington describes it as about 2.4 miles from Country Club Drive south past Tapp Road to Church Lane, connecting toward the Bloomington Rail Trail. You can check current trail conditions with Bloomington Parks.

The Monroe County Public Library Southwest Branch is amazing. It's at 865 S. Lora Batchelor Drive, just west of the Rogers and Gordon Pike roundabout, next to Batchelor Middle School and about a third of a mile from the B-Line/Rail Trail. Hours and directions.

Bloomington Country Club is a private golf club nearby. Membership is separate from buying a home in the area.

Homes and HOAs

You'll find a mix of homes here, from established single-family streets to newer subdivisions. HOAs vary by neighborhood: some streets have none, and other subdivisions have HOAs or covenants. I check HOA status, dues and documents for every address before you write an offer.

Schools: check by address

Most of the south side is served by the Monroe County Community School Corporation (MCCSC), but school assignments vary by street. Always confirm with MCCSC's Find Your School tool for the exact address.
